Benefits to You

Upon acceptance of a Purchase and Sale Agreement, the following standard services will be provided:

  • Review Purchase and Sale Agreement for accuracy and completeness

  • Note all contingencies and deadlines for follow up

  • Provide copies of contract to the lender and title company

  • Enter all parties into Agent Office, our database software

  • Schedule home inspection and alert all parties, if buyer client

  • Obtain loan approval letter and forward to all parties

  • Ensure that title company has payoff information, if seller client

  • Have title draft Specific POA or QCD, if necessary

  • Order Home Warranty, if necessary

  • Review Title Commitment and have copy sent to Buyer

  • Review home inspection report and remind agent to draft RE-10

  • Verify that lender has ordered the appraisal

  • Contact lender regularly to obtain updates on Buyer’s financing

  • Determine if there are any issues that may delay closing

  • Ensure Buyer has homeowners insurance

  • Schedule signing time / Schedule final walk though/ Re-inspection

  • Provide client with utility phone numbers

  • Ensure inspection items have been completed and obtain invoices

  • Arrange for key/opener transfer

  • Request and review closing statements

  • Check office file for completeness

  • Verify funding and recording and inform all parties
